Township on main Ajmer Road: Inviting project partners

Location:

The proposed project is at 37 km. stone from Jaipur city on Jaipur-Ajmer expressway, NH8 besides our existing 104-acre land having 2300 ft expressway frontage. Following are some of the developments in its vicinity:

  • Sunshine city, a township by MIV land developers of Delhi, is being developed right opposite to this site. The ongoing price is Rs. 3500/ sq. yds & has already been pre-launched.
     
  • Next to this land is Panchsheel Park Colony in 800 bighas in which plots have been pre launched for Rs. 2000 to 2500 per sq. yds.
     
  • Grass Field has 2000-bigha land which is 4 km ahead of this site.
     
  • Mahindra & Mahindra’s special economic zone (SEZ) is 6 kms before this site.
     
  • Townships of several developers like Omex, Vatika, Sachivalaya City, Amrapali, Rajdarbar, Milange, Piyush and others are coming up on this road. The area is being developed on the lines of Greater Noida and is in the making of being the IT hub of Jaipur.


Project: 360 bigha-integrated township


60 bigha, out of our 165 bigha is transferred to the project by 1st partner that is us its cost 60 X 40 Lacs = 24 CR.

30 CR is invested by the 2nd partner. 24 CR investment in co. & 6 Crores interest free deposit to us refundable from the sale of project receipt from our share.

About 300-bigha land is available in vicinity at the average price of 15 lacs/ bigha including registration will be bought.

As we have land in hand, pre launch can be started immediately.

Estimated returns
· Purchase of 300 bigha = 300 X 15 = 45 CR.
· Selling area of 360 X 60% land = 216 bigha
· Selling cost 216 X 3025 Sq. yards @ 100 Rs. Sq. yards = 6.53 CR.
· Development cost 360 X 3025 Sq. yards
10.8 lac sq @ 100 i.e. 3 lacs per bigha = 10.80 CR.
· C.L.U. change 100 Rs. Sq. yards = 6.53 CR.

Receipt:
Deposit by 2nd J V partner 30 CR.
Pre launch sale 50% land at 2500 Rs. sq. yards.
= 326700 sq. yards X 2500 = 81.67500 CR.

Sale at launching 326700 X 3500 = 114.345
Total receipt by sale = 196.02

Gross profit to both partners will be 79.16 in approximate 2 years. Each partner gets about 40 C R on investment of 24 CR i.e. 83% per year.

Risk Factor:

The only risk in the project is delay in getting permission from collectors’ office (i.e. CLU change). In case the project is delayed, the partners will loose interest, which will be compensated by increase in land sale price.

Total investment desired from project partners is Rs. 30 crores.
The promoter of company is an engineering graduate from Birla Institute of Technology and has won the prestigious Indira Gandhi Priyadarshani award from the Indian Prime Minister, Dr. Manmohan Singh, for extraordinary social service.

Being an entrepreneur since 1976, he is a reputed name in the business community of Jaipur. Since 1976 earned good reputation in the field of Air-conditioning business and now for more than a decade has been in the business of garment & accessories exports. The company exports to leading fashion stores of US, UK, France, Italy and Spain. His son, is the project co-promoter has done B. Tech and M. Tech in Computer science from IIT Delhi.
The promoter owns the 104-acre land on main road.
